About 3% Real Estate
Housing at the north end of the Okanagan is really several markets wearing one name. Older character homes climb East Hill with long views toward both lakes, Okanagan Landing keeps its own lakeside identity out by the water, acreages fill in slowly across the Commonage, and the flat ground downtown holds the closest thing the city has to walkable living. What a house is worth here depends heavily on which of those it sits in.
3% Real Estate operates from 4201 27 St, downtown. Brokerages differ from one another less in the work itself, which is pricing, marketing, showings and the paperwork that closes a deal, than in how they charge for it and what that charge covers. Anyone shopping for representation should ask plainly what is included: photography, measurements, getting a property onto the boards, open houses, and who is at the table handling the negotiation when an offer finally lands.
The North Okanagan draws buyers from outside it, and that shapes timing. Interest tends to follow the calendar here, with summer bringing people who first saw the place on holiday, and the quieter winter stretch belonging more to buyers who already live in the valley. Sellers usually want to know how long a property is likely to sit and what preparation is worth doing before the photographs are taken. Both are fair questions for a first conversation, along with whether an agent works the surrounding townships and the rural acreages as well as the city itself.
