Real estate offices differ in what they actually do day to day. Some are weighted toward residential resale, others toward new construction, investment property, commercial space or property management, and some handle rural and acreage files that behave very differently from a suburban sale. Ask early which of those a brokerage does most of, how the representation agreement works, what the commission structure is, and who else you would be dealing with on the file. If you are selling, ask which comparable sales are being used to set the number and why those ones.
Local knowledge counts for more here than a price alone suggests. Rutland offers some of the most affordable housing in the valley, the Lower Mission trades on beaches and quiet streets near the Mission Creek greenway, the hillside districts from Dilworth to Wilden and Black Mountain swap yard space for views, and Kettle Valley is a planned village out on the Upper Mission benches. Each is a different commute and a different daily life. Anyone new to the Okanagan should spend a day driving between them before narrowing a search, because the distances are longer than the map implies.
